
An investment memo that opens a deal. For JLL we designed the Prime Logistics Investment Opportunity brochure for DC Kokerbijl (Nabuurs HQ, Haps), brand-compliant, print-ready and deadline-sensitive.
The brief
JLL is one of the world's largest real estate advisors. Their investment memos go to international investors with tight attention spans, the first 30 seconds decide whether a deal moves forward. So this brochure had to be brand-compliant, scannable and visually strong all at once.


What we did
The story
We designed the full document for DC Kokerbijl, a prime logistics opportunity with Nabuurs as main tenant. 21 spreads: cover, key facts, location, macro and micro cartography, technical specs, tenancy details, financials and contact. In-house drone photography + custom cartography + info design, all in JLL house style. Print-ready and as PDF for digital distribution.
Key Facts spread. Investment data readable in 30 seconds. Two-column table with fund specs and tenant info, layered on the drone aerial with the signature yellow JLL accent.
Cartography as a sales tool. Two custom-drawn maps of the Dutch–German logistics corridor: a macro overview (Amsterdam, Rotterdam, Düsseldorf with airports and motorways) and a micro zoom on DC Kokerbijl with drive times to surrounding cities, motorways, inland terminal and airports. All bespoke-illustrated, no Google Maps screenshots.
Site context + technical description. DC Kokerbijl in its neighbourhood context: labelled drone shot with adjacent blue-chip tenants (Danone, Foot Locker, DSV Solutions). Then a full-bleed aerial with info design on sustainability, BREEAM Very Good, climate-neutral HQ, 1,440 solar panels.
Overview spread. Detail specs (warehouse, mezzanine, office, parking) layered on a drone shot. Two units, identical layout, readable without horror vacui.
